Even the newest Toronto resident can probably recognize this landmark condo building as the legendary Tip Top Lofts. One of the most sought-after loft buildings in Downtown Toronto, Tip Top Lofts is the epitome of Toronto condo living for many people.

What ‘Hood is Tip Top Lofts in?

Spend any amount of time Downtown Toronto and I guarantee you’ll eventually come across the Tip Top Tailor building. Situated in the Fort York neighbourhood of Toronto, Tip Top Lofts is located at 637 Lakeshore Blvd. Close to amenities such as Loblaws, Shoppers Drugmart, and transit, Tip Top Lofts perfectly encapsulates the high-end, convenient lifestyle that Toronto condo owners want.

With parks like the Fort York National Historic Site, Coronation Park, Little Norway Park, and Ontario Place nearby, Tip Top Lofts is perfect for people looking to take advantage of everything Toronto has to offer in both the urban amenity department and natural green spaces. Like Hannah Montana would say, it’s the best of both worlds!

As a former resident, Fort York holds a special place in my heart. Read my guide to Fort York here and see why I think you’ll love it too.

From Iconic Retailer to Iconic Residence

As the name suggests, Tip Top Lofts was once home to Tip Top Tailors, a quintessential Canadian retailer. Just think about the generations of weddings, proms, and special occasions that have been outfitted by Tip Top Tailors! It’s been a Canadian institution for over 100 years! Serve!

First built in 1929, the building was a warehouse, factory, and office before getting the heritage designation treatment in the 1970s. In 2005, the building was converted into the 256 stylish lofts we know today.

Why People Love Tip Top Lofts

What’s better than telling people your address is one of the most iconic and sought-after loft buildings in the GTA? Not much!

In addition to its art deco and glass facade, Tip Top Lofts is a unique building in more ways than one. Unlike many other loft buildings, Tip Top Lofts is located close to downtown. It’s a well-managed building with incredible amenities including a state-of-the-art gym, party room, media room, a common outdoor space, and a concierge for the cherry on top.

Did I mention that it’s also pet-friendly?

These amenities are nice to have in even the most luxurious Toronto condos but almost unheard of in a loft building.

But why? Read our blog about everything you need to know about Toronto lofts to find out exactly why Tip Top Lofts is so special. Read more here.

Imagine Yourself Living in Tip Top Lofts

There’s a Tip Top suite for anyone and everyone if you’re looking for a loft. With floorplans ranging from 400 square feet to 3,000 square feet, the size and style of lofts here are varied. Massive windows, high ceilings, exposed ductwork, raw concrete, and natural floors are just a few of the features you’ll notice throughout.

The lower floors are hard lofts and the top floors are a mix of both soft lofts and 2-bedroom lofts, giving a little bit more flexibility and variation than most loft buyers are used to.

The Value of Tip Top Lofts

With 256 units, Tip Top Lofts is a large building in Toronto. With this number of units, the cost of maintenance is shared among the owners, resulting in affordable condo fees compared to other lofts.

Today, the cost of a Fort York condo is about $1050 per square foot. Tip Top Lofts demands a slightly higher price but is still in line with the neighbourhood average. Tip Top Lofts are selling for about $1160 per square foot at this time. (Note that these numbers go up and down as the market changes! You can read more about selling your home in the changing Toronto real estate market right here.)

Lofts are always slightly more expensive than traditional condos, yet Tip Top Lofts remains on the more affordable side of the scale.
